China's Property Prices Advance at a Slower Pace

BEIJING -- China's year-to-year property price rises slowed for a third straight month in September, according to official data.

Property prices in 70 large and midsize Chinese cities rose 5.3% in September, 0.2 percentage point slower than August's rise, the National Development and Reform Commission said in a statement on its Web site.

Month-to-month, property prices in the 70 cities in September rose 0.4%, the same pace as in August, according to the NDRC data.

Shenzhen had the fastest pace of price rises among the 70 cities, with property prices increasing 11.9% in September from a year earlier, slowing from a 12.9% rise in August. Beijing followed with an increase of 9.5%, compared with a 9.9% rise in August, the data showed.

Property prices in Shanghai fell 0.7% in September from a year earlier, compared with a 0.9% decline in August. It was the only city that registered a year-to-year decline in property prices, according to the data. The statement didn't give a reason for the decline.

Prices of new residential units nationwide rose 6.3% in September from a year earlier, down 0.8 percentage point from August's increase.

In the new housing sector, Xiamen's property prices showed the largest year-to-year increase, 11.4%, while prices in Shanghai showed the largest year-to-year decline at 1.3%, the data showed.

China's housing prices in the secondary market rose 4.9% from a year earlier in September, up 0.4 percentage point from August. Nonresidential property prices rose 4.1% year-to-year, up one percentage point from August, the commission said.

Another statement published on the commission's Web site said property prices in 70 large and midsize Chinese cities rose 5.5% in the third quarter from a year earlier, 0.2 percentage point slower than the second quarter's rise.

最新公布的官方数据显示,中国9月份的地产价格涨幅连续第三个月放缓。

据中国国家发展和改革委员会(National Development and Reform Commission, 简称:发改委)在其网站上发布的一份公告显示,2006年9月份全国70个大中城市地产销售价格较上年同期上涨5.3%,涨幅较8月份回落0.2个百分点。

发改委的上述数据显示,9月份上述70个城市的地产销售价格较前月上涨0.4%,涨幅与8月份持平。

在上述70个城市中,深圳地产价格较上年同期上涨11.9%,涨幅最大,但较8月份的12.9%有所放缓。

上述数据显示,北京的地产价格较上年同期上涨9.5%,涨幅位居第二,8月份涨幅为9.9%。

数据显示,上海9月份的地产价格较上年同期下跌0.7%,8月份跌幅为0.9%,同时,上海也是唯一一个地产价格较上年同期下跌的城市。公告未提供上海地产价格下跌的原因。

70个城市9月份新建商品住房价格较上年同期上涨6.3%,涨幅较8月份下降0.8个百分点。

新建商品住房中,厦门住房价格较上年同期上涨11.4%,涨幅位居第一,而上海住房价格则下跌1.3%,跌幅居首。

9月份二手住房价格较上年同期涨4.9%,涨幅较8月份加快0.4个百分点。

发改委表示,9月份的非住宅商品房销售价格同比上涨4.1%,涨幅比8月高1个百分点。

发改委网站上公布的另一份公告称,2006年第三季度全国70个大中城市地产销售价格较上年同期上涨5.5%,涨幅较第二季度放缓0.2个百分点。

公告显示,三季度新建商品住房销售价格较上年同期上涨6.7%,涨幅比二季度高0.3个百分点。

三季度二手住房销售价格较上年同期上涨4.5%,涨幅比二季度低1.3个百分点。

发改委表示,三季度非住宅商品房销售价格较上年同期上涨4.0%,较前一季度回落0.5个百分点。
